Immediate Neighborhood characteristics: EXTERIOR -Inspecting the outside of the property “drive by”. INTERIOR –Inspect inside of property for damages. This inspection is more involved than an exterior and requires we spend more time inside the dwelling. Subject Property Condition is taken into consideration, and adjustments can be used for the following features. If you have issues with lot size extend search beyond 1 mile for more comparables

Current Listings and Recent Sales

Analysis of Three Current Listing and Three Recent Sales of Comparable Properties: We will pull comparables for 3 sold properties and 3 listed properties. Comparables must be within 20% of the subject’s GLA i.e. 1000 s/f property Comparables must be between 800-1200 s/f. Run sold comparables first and use sales that are the most recent 0-120 days. If there is a lack of inventory in our search we extended 6 months if required.

Suggested List and Sale Price

The Final Analysis Results in the Agent’s Conclusion of a Suggested List and Sale Price: We use similar construction types, and compare single family home with single family. All properties are compared as apple to apples. We provide the physically photographs of each room in the home, front view, and rear views.
