Scruggs Realty is a licensed broker in California with over two decades of property management experience. We offer full-service property management of property operations, control, maintenance, and oversight of real estate and physical property — including residential, commercial, and land real estate. Management means real estate is cared for and monitored, with accountability for its useful life and condition, much like the role of management in any business. Property management also extends to personal property, equipment, tooling, and physical capital assets acquired and used to build, repair, and maintain end-item deliverables. We handle the processes, systems, and manpower required to manage the life cycle of all acquired property — including acquisition, control, accountability, responsibility, maintenance, utilization, and disposition.

Mortgage and Utilities

We work with owners to budget all costs of mortgage and utility payments as part of the Net Operating Income of the property.

Accounting Services

As broker, we maintain complex trust account records and provide regular reports to the owner. As property manager, we comply with all laws and regulations concerning trust accounts and records, and work with owners to establish the appropriate accounting system for their needs.

Leasing

As property agent, we qualify and investigate a prospective tenant's credit, prepare and execute leases, obtain decorating specifications and secure estimates, and advertise and publicize vacancies through selected media and broker lists. We recommend alterations and modernization as the market dictates, and inspect vacant space frequently to stay abreast of competitive market conditions.

Security Deposit

A security deposit secures a tenant's performance of lease obligations, assuring the landlord that the tenant's monetary obligations will be satisfied, at least to the extent of the deposit. While typically cash, other forms are often used in commercial transactions, including letters of credit and certificates of deposit. Depending on the lease terms, a security deposit may be categorized as: prepaid rent (generally payable at the end of the term); a forfeitable security deposit (forfeited entirely upon a specified tenant default); a non-forfeitable security deposit (refunded at the end of the term, less debits for specified defaults); or a non-refundable bonus for lease execution. A security deposit is held for the benefit of the depositing tenant, and a tenant's claim to it has priority over the claims of all the landlord's creditors except a trustee in bankruptcy. In a residential lease, regardless of the specific terminology used — "advance payment," "fee," "charge," "cleaning deposit," or "security deposit" — the money deposited is treated as a refundable security deposit.

We recognize three main categories of inspection that go hand-in-hand with every type of maintenance, including routine and informal inspections. Management and maintenance personnel are able to catch many problems early simply by inspecting the property regularly.

Repair and Maintenance

Maintenance is one of the most important services we provide to owners, investors, and stakeholders who have funded our developments. Our maintenance program is designed to preserve and enhance the long-term value and life of each property, create safe, clean, well-functioning, and attractive homes for residents, uphold high cosmetic and operational standards in common areas, and minimize operating and capital replacement costs. Every part of this plan works to keep buildings safe, attractive, and running efficiently for both residents and management — proactively maintaining properties in superior condition with a minimum of costly emergency breakdowns and repairs.

Rent Collection

Every property depends on prompt, full rent collection to maintain sufficient income and cash flow for well-managed operations. We're responsible for ensuring residents pay their rent in a timely manner, every time.
